Hosted copy, revised 11 Sep 2026 — sender ID and opt-out on every message, a consent check before Day 1, and “reduced-price” in place of “discounted”.

Positioning

Lead with access to value—not “Are you still looking?”

Reconnect because your service has expanded. The lead can now choose how they want to search, and you only send opportunities that match their interests.

1. Pre-constructionNew releases, builder incentives, inventory, assignments and flexible deposits.
2. Resale valueReduced condos and townhouses, motivated sellers and listings with negotiating potential.
3. Special situationsPower of sale, overlooked properties and homes where renovation may create value.
“I help buyers compare the complete opportunity—not only the asking price. My construction experience helps me identify condition, renovation cost, layout potential and risks that may affect the real value.”

Day 1SMS

Reintroduce and ask permission

Use one easy decision. Do not begin by asking whether they are “still interested.”

Hi [First Name], Yovan Gabric here with Royal LePage Pinnacle. You previously requested information about real estate or pre-construction opportunities, so I wanted to reconnect. In addition to new pre-construction projects, I’m now tracking: 1 — Pre-construction incentives 2 — Reduced-price condos and townhouses 3 — Both, including selected power-of-sale opportunities Reply with 1, 2, or 3, and I’ll only send you the opportunities that match your interests. If you’re no longer looking, just reply “not looking”—no pressure at all. Reply STOP to opt out of texts.
Next step: Apply the Pre-con, Resale Value, or Both tag immediately when the lead replies.
Day 2Email

I’m now tracking more than pre-construction

Subject: I’m now tracking more than pre-construction

Hi [First Name], Yovan Gabric here with Royal LePage Pinnacle. You previously registered to receive information about real estate or pre-construction opportunities, and I wanted to reconnect with something more useful than another general brochure. I’m now tracking several different ways buyers may be able to find value: • New pre-construction releases and builder incentives • Assignment and inventory opportunities • Reduced-price resale condos and townhouses • Properties with renovation potential • Selected power-of-sale listings • Homes that may be overlooked because of condition, presentation or layout With more than 25 years of construction and renovation experience, I can also help you evaluate the property beyond its asking price—including its condition, likely renovation costs, layout potential and whether the numbers make sense. Which opportunities would you prefer to receive? 1 — Pre-construction projects 2 — Reduced-price resale opportunities 3 — Both 4 — I’m just watching the market You can simply reply with a number. If you are actively looking, you can also send me your preferred location, property type, approximate budget and whether the purchase would be for your own use or an investment. No pressure—I’d rather send you a few relevant opportunities than fill your inbox with properties that don’t fit. Day 4Call

Qualify without pressuring

Prioritize people who replied, opened repeatedly or clicked. Leave a brief voicemail if unanswered.

Hi [First Name], it’s Yovan Gabric with Royal LePage Pinnacle. You previously requested information about real estate opportunities, and I recently sent you a short update. I’m now tracking not only pre-construction projects, but also reduced-price resale properties, builder incentives and selected power-of-sale opportunities. I wanted to ask you one quick question: are you still considering a purchase, or are you mainly watching the market for now? [If interested] That’s helpful. To avoid sending you irrelevant listings, may I quickly ask what would make an opportunity worth looking at for you? Are you more interested in a condo, townhouse or detached home? What location and approximate budget should I use? And would this be for you to live in or as an investment?
Day 7SMS

Feature one opportunity

One property, one reason it stands out, one call to action.

Hi [First Name], I came across a [condo/townhouse] in [location] that may be worth a closer look. • Asking: $[price] • [Bedrooms/bathrooms/parking] • [Key value point or incentive] • [Reason it may represent an opportunity] It may suit someone looking for [end-use/investment/renovation potential]. Would you like me to send you the listing and my quick opinion of the value? — Yovan Gabric, Royal LePage Pinnacle · 416-953-9545 Reply STOP to opt out.
Day 11Email

Explain the choices

Subject: Which type of opportunity makes the most sense for you?

Hi [First Name], Not every “deal” is a good deal, and the lowest asking price is not always the best value. PRE-CONSTRUCTION Best suited to buyers who value a longer timeline, staged deposits, new construction and potential builder incentives. The complete cost—including closing adjustments, occupancy fees, parking and upgrades—needs to be reviewed carefully. REDUCED-PRICE RESALE These properties may offer stronger negotiating potential, immediate occupancy and a clearer understanding of the neighbourhood and building. Some may require cosmetic improvements, which can create an opportunity for the right buyer. POWER OF SALE A power-of-sale listing is not automatically priced below market value. The property may also be sold with limited representations or information, making financing, inspection, title review, condition and renovation costs especially important. RENOVATION-POTENTIAL PROPERTIES Some of the best opportunities are ordinary listings that other buyers overlook because of outdated finishes, poor presentation or an inefficient layout. This is where my construction background can be particularly helpful. If you send me your preferred location, budget, property type and intended use, I can narrow these categories down and show you which approach may fit you best. Not intended to solicit buyers or sellers currently under contract with another brokerage. To stop receiving these emails, reply “unsubscribe”.
Day 16SMS

Collect four essential preferences

Hi [First Name], I’d like to make the property updates more relevant to you. Could you send me these four details? 1. Preferred area 2. Condo, townhouse or detached 3. Approximate maximum budget 4. Own use or investment Even approximate answers are fine. I’ll use them to filter the opportunities before sending anything. — Yovan Gabric, Royal LePage Pinnacle · 416-953-9545 Reply STOP to opt out.
Day 23SMS

Send your assessment—not only a link

Hi [First Name], this one appears reasonably close to what you described: [Property/project name] [Location] [Property type and size] Price: $[price] What caught my attention: [specific value point]. What I would investigate: [fees, condition, renovation, exposure, financing, closing costs or comparable sales]. Would you like me to send you the details and comparable properties? — Yovan Gabric, Royal LePage Pinnacle · 416-953-9545 Reply STOP to opt out.
Trust builder: Always include both “what caught my attention” and “what I would investigate.”
Day 30SMS

Close the loop respectfully

Hi [First Name], I don’t want to keep following up if real estate is no longer a priority. Should I: 1 — Keep sending selected opportunities 2 — Check back in a few months 3 — Close your search for now Just reply with 1, 2 or 3. Any answer is completely fine. — Yovan Gabric, Royal LePage Pinnacle · 416-953-9545 Reply STOP to opt out.

Response-Based Follow-Up

Reply 1: Pre-con

Perfect. To narrow down the right projects, what location, property type, approximate budget and occupancy timeline would work best for you? Also, would this be for your own use or an investment?

Reply 2: Resale

Absolutely. Are you mainly interested in condos, townhouses or detached homes? Please send me your preferred area and approximate maximum budget. I can also include properties needing cosmetic improvements if you’re open to creating value through renovation.

Reply 3: Both

Great—I’ll compare both pre-construction and resale opportunities for you. What location, property type and approximate budget should I work with? And is your priority the lowest purchase price, monthly affordability, long-term appreciation or investment income?

Rules That Protect Trust

Important: A reduced price is not proof of value. Review comparable sales, fees, condition, financing, title, inspection opportunities, closing costs and renovation requirements before presenting a property as attractive.
