The reference shelf. Half of it is here so I can look something up or study it properly; the other half is here so I can answer a client in one link instead of three paragraphs. Every page below is safe to send — none of them will ever turn up in a search.

Unindexed is not private. Nothing here will turn up in a search, and none of it is linked from the site — but there is no login on any of it. Anyone holding a link can read it. The My playbooks section is my own strategy, budgets and competitive position: those links go in my notes, not into an email, a group chat or a social post.

Long-form study 9
Full courses and deep dives. These live as static pages under /know and are noindex — safe to send, but they will never turn up in a search.
Every method of evaluating a commercial property, worked end to end on one GTA retail plaza — comparison, cost, GIM, NIM, cap rate, band of investment, cash-on-cash, DSCR, operating ratios and DCF. 12 practice problems, 19 exam traps, and a ten-minute deal screen at the end.
The field manual. 18 sections and 45 scripts — pre-construction first response and the full follow-up ladder, project-specific talk tracks, phone and voicemail, objection handling, buyer, seller, investor and co-buying, reactivation, the content system, lead magnets, funnel strategy, CRM stages and automation boundaries. Ends with a compliance checklist and the consent wording for forms.
OG Urban Towns, South Banks and Kerr Village Towns compared, ready to send. Five texts from a one-liner to the full comparison — each with its character count, encoding and segment cost — plus three subject lines, the main email with links and the South Banks 22 September release, and a short version. Opens with the four send rules and a verified facts table that names the catch on each project.
A 30-day sequence for waking up cold leads — eight touches across SMS, email and one call day, each copy-ready. Opens with a 1/2/3 reply instead of "are you still looking?", routes by the answer, and ends by asking whether to stop. Includes the ongoing opportunity alert, the minimum CRM fields, eight trust rules and a launch checklist. The hosted copy adds a CASL consent check before Day 1 and an opt-out on every message.
A 14-day sequence that wakes up old leads by sending each one the part of /start that fits them. A consent check first, a lead-to-lane table, then copy-ready texts for five lanes, the Day 3 email, a call and voicemail, the Day 14 Opportunity Alert invite, reply branches and a DM version. Every text shows its SMS length.
For Filip. What an administrative assistant may and may not say, the four-step call flow, five calling scripts (friendly, direct, no-pressure, appointment-choice, old-lead re-engagement), identification facts for OG Urban Towns, South Banks and Kerr Village Towns with the questions that go to Yovan, standard responses, appointment and voicemail scripts, and a printable call record.
My own strategy, budgets and competitive position. Reference for me, not reading for anybody else — see the note below before sharing any of these links.
The foundation document. The 'materialize' thesis, how I sound, the five content pillars and their posting mix, the same story tuned per platform, five posts written out in full, ten YouTube ideas and a two-week starter cadence. Everything else in this section descends from this one.
The plan for clients and leads: one Start here page at /start with five situation lanes, a monthly market band, every calculator and the stay-in-the-loop sign-ups. Covers how deals and power of sale reach people within the rules, the Pre Condo HUB taking over /pre-construction, and a five-phase build order with what each phase needs from me.
The playbook turned into a schedule. The anchor model — one teaching idea a week routed into six posts — the weekly rhythm day by day, what each of the three platforms actually rewards, the pillar ratio held to twelve slots, and eight weeks mapped out with the townhouse series already slotted in.
Facebook, Instagram and WhatsApp — organic engine, the comment-to-DM machine, Meta ad architecture under Canada's housing targeting rules, budget tiers and the 90-day rollout. Contains ad budgets and CPL targets.
The verified-not-aggregated operating plan — source tiers, the six sales-office questions, the project-page standard and the inventory rollout. Names competitors and states my own gaps.
Every pre-construction project the Pinnacle Command Centre carries in my areas — 121 projects, 71 builders, across Oakville, Mississauga, Milton, Burlington, Hamilton, Niagara and Halton Hills — grouped by builder, with deposit schedules, assignment terms and the price lists, incentives and hot lists on file. Flags what is already on the HUB, what is stale, and new-area candidates. Portal-grade: confirm with the sales office before quoting.
The Meta execution layer for the No Pitch Close + Five Oaks system: platform-specific content mapping for IG vs FB, the FIVEOAKS comment-to-DM automation, a 6-week organic calendar, paid ad architecture inside the Canadian Special Ad Category: Housing constraint, ready-to-paste ad copy, creative specs, RECO/CASL compliance checklist and a cost-per-appointment KPI dashboard.
Ad copy for the signature offer — three concepts by three hooks, the instant-form spec with the CASL consent wording, naming and UTM convention, launch checklist.
The full lead-response and follow-up build: why leads currently ghost, the offer/CTA rewrite, funnel stages, Meta ad and form setup, the confirmation page, a 5-minute speed-to-lead SLA, call scripts, 14-day and long-term follow-up cadences, an SMS/email library, objection responses, the appointment system, project-specific scripts for OG/South Banks/Kerr, CRM stage design, automation recipes, lead scoring, a KPI calculator, the daily/weekly rhythm, an A/B testing plan, CASL/telemarketing/RECO compliance notes, and a 30-day rollout. 24 sections with copy buttons and a saved checklist.
The contractor bench roster plus the follow-up sequence — copy-ready messages for both sides, what to record, and the CASL constraint. Names real businesses: do not send this one.
The contractor hub grown into a service. Three paths — prepare and sell, improve and stay, buy and renovate — the advisory-and-connection model that keeps the construction contract between homeowner and trade, five service levels, contractor onboarding standards, the six-step assessment, CRM pipeline, ten compliance controls and a 90-day launch. Fifteen sections. The public page is live at /home-value-concierge — the paid tiers and contractor-compensation ideas here were left off it on purpose, because the site's settled rules exclude them.
The plan for this website. Six findings from the code audit, the four-hub architecture, the renovation cost library, how to be quotable by an assistant, four build phases and five honest risks. Much of it has since been built — read it as the reasoning behind what's here.
The 10 October 2026 research plan, built from a crawl of the live site rather than from assumptions. One brand promise and three offers, what to fix before buying traffic, how the contractor hub feeds real-estate clients, Facebook and Instagram campaign structure with draft ads and video scripts, the landing-page and lead-handling spec, and a 90-day order of work. Holds the monthly ad ceiling at $1,000 and starts with one seller campaign. Ends with its own sources and limitations — read that section before treating any figure as settled.
Five Facebook and five Instagram posts from the same research. Each one carries the finished caption, the on-image headline and a production brief; carousels include the exact slide copy and the Reels include a spoken script. Seller preparation leads the series, with a suggested two-week sequence. Photography and final graphics are not included and nothing here has been published or scheduled.
The execution half of the same research: recommended visitor journeys, suggested homepage copy, and eleven numbered steps in the order they should be done — remove unfinished public content, separate private operations from public resources, build the sample Prepare-to-Sell plan, make the seller landing page campaign-ready, verify forms and consent, then navigation, contractor routing, pre-construction and measurement. Each step carries a copy-ready implementation prompt. Note that those prompts were written against the rebuild checkout at C:\CODEX\Websites\NEW YG WEB SITE, not this live site — check which folder before running one.
The evidence base under the other three. Every one of the 233 URLs a live crawl reached on 10 October 2026, each with its index directive, whether it is in the sitemap, the marketing role it plays and a specific next action. Ends with the two unresolved mailing-system placeholders it found and a statement of what the crawl could not see. Client reports, CMAs and the contractor hub were deliberately left out of it. Route-level triage, not a functional or factual audit of each page.

Content — ready to post 2
Finished captions and creative. Open, copy, post — nothing left to write.
The door-hanger landing page, and the one to send any Oakville owner asking "what's it worth?". Current TRREB benchmark prices by home type, nine market figures, what a 36% sales-to-new-listings ratio means for a seller, then the evaluation form. Figures refresh monthly from Market Watch. The printed QR code points here — never rename it.
What to fix before selling and what to leave alone — tiered by cost, with the nine red flags and a twelve-week countdown. Tickable and printable. This is what RENO delivers.
For a tenant client: every document a GTA landlord typically asks for, giving proper notice to a current landlord with the N9 form and its 60-day timing, what's legally a deposit in Ontario versus what isn't, how credit score affects an application, and the step-by-step process from first call to move-in inspection.

Ownership, tenure & structure 3
The questions that change what a buyer pays every month for as long as they own it.
What each structure actually means, how the fee shrinks a buyer's mortgage, five steps to find out which one they're buying, and six traps. The single best link to send anyone comparing townhouses.
Everything else I've written, linked rather than copied. These open on claude.ai, where they stay editable and can't drift out of sync with a stale copy here. Same caution as the playbooks above — private links, not for sharing. Say the word on any one and I'll host it under /know instead.
The agency venture with Filip. Deliberately linked rather than hosted — the standing rule is no Royal LePage branding on Groundwork, and hosting it on this domain would cut against that.
A single page collecting every official body, form and data source behind a GTA transaction — LTB forms and filing, RECO, TRREB and CREA market data, the Teranet-National Bank HPI, Ontario.ca and Canada.ca, CRA, Bank of Canada rates, CMHC, Tarion, HCRA, the Condominium Authority of Ontario, and a free legal referral service. Safe to send to a client wanting to verify something themselves.
National context when a client has read a national headline.
