Before you replace the kitchen

Purpose: Seller review requests

Caption to copy

Thinking about replacing the kitchen before you sell? Start with a different question: what does this particular home need? The condition of the cabinets, how the room functions, your selling timeline and the rest of the house all belong in that conversation. A full renovation is one option. A smaller refresh—or leaving it alone—may also deserve a look. I bring more than 25 years of construction and renovation experience to that decision. My free preparation review helps you sort out what to repair, improve, investigate or leave alone, with a written plan you can use. No obligation to list. Sell as-is or prepare first?

Purpose: Seller decision conversations

Caption to copy

“Should I fix it up before selling?” There is no useful answer without looking at the home. I would start with three things: the condition and questions that need investigating; the preparation work being considered; and the market evidence for comparable properties. Then we can discuss whether to prepare, do a smaller amount of work, or price for the present condition. Any pricing discussion is an opinion based on available evidence—not a promised sale price. You do not need to arrive with a renovation plan. That is the point of the conversation. Request a free preparation review and we will look at the options for your property: https://yovan-gabric.ca/reno-estimate Yovan Gabric, REALTOR® Royal LePage Pinnacle Real Estate, Brokerage 416-953-9545 #SellingYourHome #OakvilleHomes #HaltonRealEstate

Planning a sale for next year

Purpose: Future seller relationships

Caption to copy

If selling is on your mind for next year, a useful first step is a plan for the property. Which maintenance questions need attention? What work should be investigated before collecting quotes? Which cosmetic changes can wait until you know more about your listing timeline? With more than 25 years in construction, renovation and project management, I help homeowners put those decisions in order. The review is preliminary guidance. If something needs an inspector, engineer or qualified trade, that belongs in the plan too. You can request a free preparation review without committing to list. Before asking for three quotes

Purpose: Contractor introductions and owner relationships

Caption to copy

Three renovation quotes are easier to compare when they describe the same job. Before asking for prices, put the basics in writing: what you want changed, what stays, the finishes you are considering, the timing, and the questions that still need an answer. Ask each contractor to make allowances and exclusions clear. If you are preparing to sell, first consider whether that work belongs in the selling plan at all. My Renovation Hub can help you get started. When you need an introduction, tell me the project and I can help identify an appropriate next step. Contractors are independent businesses, and you hire them directly. An introduction is not a warranty. I accept no contractor referral fee. Pre-construction or resale?

Purpose: Pre-construction and resale buyer conversations

Caption to copy

A new-build floor plan can look like the right fit. Before deciding, I would also ask what a comparable resale home offers. Compare the usable layout, deposit timing, expected possession, ongoing ownership costs and the questions still unanswered. Use options that meet the same needs—not simply two properties with similar headline prices. My construction background adds another layer: how the space works, what the existing property may need, and what deserves a closer look. The answer may be pre-construction. It may be resale. Either way, the comparison should come before the commitment. Tell me the area and type of home you are considering, and request a comparison: https://yovan-gabric.ca/resale-alternative Yovan Gabric, REALTOR® Royal LePage Pinnacle Real Estate, Brokerage 416-953-9545 #PreConstruction #ResaleHomes #OakvilleRealEstate

The kitchen can wait for a decision

Purpose: Seller review requests

Before you replace the kitchen to sell the house, pause here. What works? What needs attention? And does a full renovation fit the selling plan? After 25+ years in construction and renovation, those are the questions I bring to the conversation. A useful preparation plan includes what to repair, improve, investigate—and leave alone. A plan needs a leave-alone list

Purpose: Seller conversations

Caption to copy

A preparation plan should tell you what to leave alone, too. Before a sale, I want to understand the home, the timing and the reason for each proposed improvement. Some questions need a qualified professional. Some work deserves a quote. Some changes may not belong in the plan. That is where my 25+ years of construction experience helps the conversation. DM REVIEW if you are weighing selling as-is against preparing first. We can start with the property and your timing. A preparation plan needs a “leave alone” list.

Visual direction

Film Yovan writing four headings on a board: Repair / Improve / Investigate / Leave alone. Use captions and a readable identification footer.

Spoken script

“A preparation plan needs a leave-alone list. Before recommending work, I want to understand the condition of the home, when you hope to sell, and what each change is meant to accomplish. Then we can discuss what needs repair, what deserves investigation and what may not need changing. If you are deciding between selling as-is and preparing first, send me REVIEW.”

Help the quotes describe the same job

Purpose: Renovation and contractor-service inquiries

Caption to copy

Before comparing the totals, compare the work. Are the same areas included? The same finishes? What is an allowance, and what is excluded? A written scope gives you a better starting point for those questions. If the work is for a future sale, first consider how it fits your preparation plan. DM SCOPE to tell me what you are planning. I can point you toward the relevant guide or discuss a contractor introduction. You hire contractors directly. An introduction is not a warranty; I accept no contractor referral fee. Same square footage, different home

Purpose: Pre-construction and resale comparisons

Caption to copy

Square footage starts the conversation. It does not finish it. Look at the stairs, circulation, storage and usable room dimensions. Then compare deposit timing, possession and ongoing costs. That is how I approach a pre-construction plan alongside a suitable resale alternative: the home, the numbers and the questions still open. DM COMPARE with your preferred area and property type. Let’s identify the options worth reviewing before you commit. Similar square footage. Different everyday living.

Visual direction

Film a top-down review of a permissioned floor plan with Yovan on camera at the beginning and end. If using an invented plan, label it “Illustrative layout—not an available property.”

Spoken script

“These plans might have similar square footage, but look at how the space is used. Here are the stairs, here is the storage, and here is the usable living area. That is only one part of comparing a new-build option with resale. We also need the deposit timing, possession and ongoing costs. Send me COMPARE with your area and property type, and we can start with the options that fit.”

PLAN / REVIEW / TIMING: “Thanks for reaching out. Which area is the property in, roughly when might you sell, and what are you most unsure about preparing? No need to send your full address yet.”
