Yovan Gabric | REALTOR®Power of sale · Halton, Hamilton, Etobicoke
Every active listing in Halton, Hamilton and Etobicoke whose own remarks say power of sale, each one read to confirm it. Not a bargain list: the price reflects the risk, and the job is judging the risk.
How to read this list
A search for “power of sale” also returns listings that say “this is not a power of sale”. Each one here was opened and the phrase confirmed in the seller’s own remarks. The flags underneath come only from what the listing states — they are things to check, not conclusions about the property.
The remarks say so. Whether the lender’s notice periods are complete and the sale can close is for your lawyer to confirm.
Listed as vacant. Vacant for months can mean winterization, water or missing appliances — it is not a statement about condition.
Occupancy is not guaranteed at closing. What the lender can deliver is the first question to ask.
Currently active · lowest $249,000
Filter by area, type and price. Etobicoke is the part of Toronto west of the Humber. Prices are asking prices, not value, and lenders sell on the lender’s schedule — ask for it before you decide.

Before you offer
The listing answers almost none of them. These are the questions I work through with a buyer before a number is written down.
A vacant property is not the same purchase as one with a tenant. If someone lives there, find out what the lender can and cannot deliver on closing day.
The lender has never lived there and gives no promises on condition, fixtures or chattels. Ask for the lender’s own schedule before you decide, not after.
A listing from January and one from last week are different situations. Days on market tells you what other buyers already decided.
Taxes marked “estimated”, a monthly fee that is half the budget, a POTL fee with no description — each one changes what you can pay.
If the home has damage or has sat empty, your lender or insurer may want repairs first. Have your financing confirmed against the condition, not the price.
The price reflects the risk. The work is judging the risk — repairs in trades and time, then the comparable sales on the street.
Run the numbers first
A lower asking price means little until the repairs, the closing costs and the monthly carry are on the same page.

Who you’re dealing with
Before real estate, I spent twenty-five years building and renovating homes. A lender’s as-is sale leaves the condition risk with the buyer, and I read a house for what needs doing, what it costs in trades and time, and what it is worth finished.
That is the part of a power-of-sale purchase that listing photos do not show — and the part worth walking through with someone before you offer.

Listing facts come from the TRREB MLS® system as of 8 Oct 2026, are deemed reliable but not guaranteed, and change daily. Power-of-sale transactions are governed by Ontario law and by the lender’s own terms, which vary; this page is general information, not legal advice. A lender selling under power of sale has a duty to seek fair market value — a power-of-sale listing is not a discounted category. Have a real estate lawyer review the agreement and the lender’s schedule before you are bound by it. Not intended to solicit buyers or sellers currently under contract with a brokerage. E. & O.E.
