The perspective

Properties make more sense when you understand the work behind them.

Yovan Gabric is a REALTOR® registered with Royal LePage Pinnacle Real Estate, serving Oakville, Burlington, Milton, Mississauga, Hamilton, Etobicoke and the Halton Region.

Construction came first — more than 25 years of it. Building, renovating, restoring, estimating and running projects as a contractor, general contractor and project manager: crews, budgets, schedules, materials, subcontractors and the hundred decisions in between.

That background changes what a showing is. It is the difference between a cosmetic update and work that reaches structure, mechanical systems, plumbing, electrical or moisture — and knowing which one you are looking at before you write the offer.

The job is not to close a transaction. It is to make sure you understand what you are buying or selling, and how the decision lands financially years from now. Not sure where you are in the process? Start here →

01

Buyers — the whole property, not the photographs

A staged kitchen photographs well. What matters is the layout behind it, the condition of what you cannot see, and what the work would involve if you wanted it different. When a home needs attention, Yovan walks you through the likely scope first, so the figure in your head is the total rather than the asking price. He will also point out what deserves a closer look from an inspector, engineer or licensed trade — the questions are better when you know where to aim them.

02

Sellers — spend where it changes the outcome

Kitchen or floors. Paint or bathroom. Finish the basement, or leave it exactly as it is. The goal is not to renovate; it is to correct what buyers will flag, improve what drives the first impression, and skip the rest. Sometimes the honest answer is that the money is better kept in your pocket, and that is worth hearing before the work starts rather than after.

Investors — including the numbers people leave out

Purchase price, renovation cost, income, operating expenses, carrying costs and eventual resale. Yovan's background covers both halves of the equation: what a property could become, and what it realistically takes to get there. He looks for opportunities and is equally willing to say that one does not work — before you commit, not after.

04

Pre-construction — compare layouts, not brochures

Two units with identical square footage can live completely differently. Staircases, structural walls, mechanical space, ceiling heights, where the light arrives, whether your furniture actually fits. Floor plans are a construction drawing before they are a marketing document, and they can be read that way.
