Caulking & sealants

The cheapest work on this list and the one most often skipped, which is why failed sealant sits behind a large share of the water damage found during inspections. A joint is only as good as what was removed before the new bead went in, and that preparation is the part you cannot see once it is finished.

Also called: Sealants · Weatherproofing · Re-caulking

Licensed work

No trade licence exists for caulking in Ontario

Anyone may offer caulking; there is no Certificate of Qualification for it. What is regulated is the working conditions rather than the trade — a crew working at height on a construction project needs Working at Heights training under the Occupational Health and Safety Act, and swing stage or boom work carries further requirements. Ask for proof of that training, for liability insurance, and for a WSIB clearance certificate, because none of it is implied by the trade itself.

Scope

What the work is—and what it isn’t.

Most disputes begin with an exclusion nobody read. Confirm both columns against any quote you receive before comparing prices.

Normally included

  • Removing failed sealant back to clean substrate
  • Window and door perimeter sealing
  • Expansion and control joints
  • Wet-area sealant — tub, shower, counter and backsplash junctions
  • Sill and threshold sealing
  • Backer rod where a joint is deep enough to need it

Normally excluded

  • Window or door replacement
  • Masonry repointing — mortar is not sealant and the two are not interchangeable
  • Roof flashing repair
  • Structural movement, which sealant hides rather than fixes

What moves the price

Why two quotes for the same job differ.

These are the decisions and conditions that actually drive cost on this trade. Understand them and a wide spread between quotes usually explains itself.

  1. 01

Linear metres, and how much of it is reachable from the ground. Height is usually the single biggest factor.

  2. 02

Whether old sealant has to be cut out first, which is most of the labour, or whether someone is proposing to bead over it.

  3. 03

Joint width and depth — past a certain depth a joint needs backer rod, which is cheap material and more time.

  4. 04

Sealant specification. Silicone, polyurethane and hybrid products differ in movement capability, paintability and service life, and the right one depends on the joint rather than on preference.

  5. 05

Substrate. Masonry, stucco, brick, aluminium and vinyl each prepare differently.

Cost ranges

What it costs in Halton.

Cost ranges for this trade have not been published yet.

Rather than repeat a national average that means nothing in Halton, this table stays empty until the figures are ones I have priced myself. The cost drivers above are the part that matters most anyway—they explain why the numbers vary.

Before you sign

What the quote must contain.

If any of these is missing, ask for it in writing before you compare prices. A quote that cannot answer these questions is not a quote—it is an estimate wearing a suit.

Walk away

Red flags on this trade.

None of these are matters of taste. Each one has a specific consequence, and each is visible before you commit any money.

Before the final payment

Agree a written deficiency list before releasing the last payment. It is the only leverage that survives the end of a job.

The bench

Who I’d send you to.

No names here, deliberately — a published list is an endorsement I cannot stand behind on any given day, and the contractors on it were told they would not appear on one. Tell me the project and I’ll introduce you to whichever of these fits it.

Caulking A

If you are selling

What this does to a sale.

No buyer has ever paid more for fresh caulking. But failed sealant around a tub or a window is exactly what an inspector photographs, and a photograph of a failed joint invites a question about water that is far more expensive to answer than the work would have cost.

Ready to hire

I’ll give you one or two names, not a directory.

Everyone on the bench is someone whose finished work I have walked. Where I also hold their WSIB, insurance and licence documentation, the profile says so — and where it does not say so, I do not hold it. No referral fee is accepted from any of them.
